Registering land or a house — bhadra tithis and fixed nakshatras.
Registering property is treated as an act of acquisition meant to hold, so the muhurta logic follows griha pravesh rather than a purchase: bhadra tithis, which suit steady constructive work, and the sthira nakshatras, which suit what should not move.
Pushya is strongly favoured here, as it is for anything to do with wealth and acquisition, and Uttara Phalguni carries a specific association with contracts through its deity Aryaman, who presides over agreements and their honouring.
The practical constraint is usually the registrar's office rather than the calendar, which is why this muhurta is more often used to choose the hour than the day.

Where the date is fixed by the office, use the hour instead: sign outside rahu kalam, yamagandam and gulika kalam, and inside abhijit if you can arrange it.
Where you can choose the day, prefer a bhadra tithi on a Thursday or Friday with a sthira nakshatra running at the time of signing.
